OS X 10.5 Server Questions

I'm trying to setup VPN access from outside the office I work at and am having a few issues.

I have opened UDP ports 500 4500 and 1701, (using L2TP) in my Airport Extreme.

Server Admin looks like this:

L2TP
Enable L2TP is checked
Starting ip: 10.0.1.200
ending ip: 10.0.1.220

PPP AUth.:
Directory service is selected
authenticationL ms-chapv2

IPSec Auth:
I have a shared secret.

Client Information:
Most of this is blank.
I have selected two DNS Servers provided by my service provider.

OK guys... what am I doing wrong.
When I try to connect it says the server is not responding?

update

So a little update.

I think that the problem might be my airport extreme.

I can connect to the VPN inside the network.
And I had a buddy telnet to the ports in the airport extreme and was not getting any info back even though the ports are open.

Am I making assumptions here that I shouldn't...?

If i can access the VPN inside the network doesn't that mean that everything on the OS X Server side is working correctly?

update and final solution

Ok.. so although I didn't get any help here I think that posting the answer that I figured out on my own will be beneficial to others with the same problem.

The reason my VPN wasn't working was that although I had forwarded the correct ports in the Airport Extreme Base station I was using for the setup, the ports were not actually being forwarded.

The workaround that I found was letting the OS X Server determine port mapping for the AEBS.

*This didn't work... because if you setup OS X Server without putting in the AEBS Password that you created when setting it up, the OS X will not allow you to change the password later on.

The workaround for that is to change the AEBS password back to its default setting.. which is public and then let the OS X Server make the appropriate port changes.
